Background
A preliminary and final plat, a preliminary and final planned unit development and a slope easement vacation were approved to construct a five-story, 250-unit, mixed-use building with 7,714 square feet of commercial space and six live/work units on the ground floor fronting Beltline Boulevard. Due to high ground water and floodplain, parking is provided in a three-story, above ground ramp and in a 28-stall surface parking lot. The development is mixed-income with 10% of the units affordable at 50% area median income (AMI), meeting the city’s inclusionary housing policy requirements.
The development was formerly named Beltline Residences.

- May 4, 2021 – Opus Group hosted a virtual neighborhood meeting to share details about their development proposal and to answer questions (meeting recording)
- June 2, 2021 – planning commission held a virtual public hearing and voted 7 to 0 to recommend approval of the preliminary and final plat and preliminary and final planned unit development
- June 21, 2021 – city council voted 7 to 0 to approve the preliminary and final plat, the first reading of the slope easement vacation ordinance, and the first reading of the preliminary and final planned unit development ordinance
- July 6, 2021 – city council approved the second reading of the slope easement vacation and preliminary and final planned unit development
